MacarthurCook Industrial REIT, is based on 12 Singapore industrial properties The trust aim to have a minimum of 40% of its portfolio located in Singapore over time and the remaining balance across the other major Asian industrial property markets such as Hong Kong, China, Malaysia, Japan and India. MacarthurCook Industrial REIT (MI REIT) will compete with other industrial property trusts such as Cambridge Industrial Trust , Ascendas and Mapletree Logistics. Been the fourth and smallest industrial REIT, MI-REIT’s advantage is its low gearing and low cost of debt. This will allow it to pay above the current property yields and still be accretive to its unitholders. With a price to book of about 1.3 times, it remains reasonably cheap relative to its larger REIT rivals.
